Asian Estate Token ($AET) Publishes Whitepaper and Launches Official Website, Setting Out a Compliant Route to Fractional Ownership of Asian Real Estate

A permissioned security token built on ERC-3643 is designed to open institutional-grade Asian property to qualified investors worldwide

Today published the whitepaper for Asian Estate Token ($AET), a blockchain-based platform that enables fractional ownership of institutional-grade real estate assets across Asia, and launched its official website at https://asianestatetoken.net . The full whitepaper, subtitled Democratizing Access to Asian Real Estate through Tokenization and Decentralized Infrastructure, is available for download from the site.

Asian property markets — Singapore, Hong Kong, Japan, Malaysia, Thailand, the UAE and beyond — represent some of the world’s most dynamic growth corridors. Access to them remains structurally restricted. Direct investment in prime commercial assets typically demands capital at institutional scale; exits can take months or years; and foreign ownership rules, stamp duties, currency controls and multi-jurisdictional procedures add friction at every step. Valuation opacity and inconsistent disclosure standards compound the difficulty for investors based outside a local market.

Existing routes address only part of the problem. Listed REITs provide liquidity but dilute exposure to any single asset, leaving returns tied to portfolio-level performance and market sentiment. Private real estate funds restore asset-level exposure but reintroduce long lock-ups and high minimums. $AET is positioned between the two: asset-level transparency and income linkage, delivered in a format that is divisible and transferable.

How the structure works

Legal title to each property is held by a special purpose vehicle (SPV) established in the asset’s jurisdiction or another appropriate holding jurisdiction. The economic interest in that SPV is represented as a compliant digital security issued under ERC-3643, a permissioned security token standard that embeds compliance checks directly into transfer logic: a transfer is rejected at the smart contract level unless both parties are on a verified whitelist.

An indicative denomination of USD 100 per token and a minimum subscription of USD 10,000 per offering are contemplated. Transfers are restricted to wallets that have cleared KYC/AML screening, and distributions are made quarterly in USDC or an equivalent regulated stablecoin, calculated and executed automatically once rental income reaches the SPV wallet. Redemption occurs through SPV liquidation on sale of the property or at the end of the holding period.

Independent third-party valuations, occupancy data and rental income are written on-chain through oracle contracts, so that on-chain net asset value reflects real-world performance. Digital asset custody sits with institution-grade custodians licensed in the relevant jurisdiction, and every token contract and distribution routine undergoes independent security audit before deployment, with reports published.

Asset pipeline and underwriting

The intended pipeline spans multiple asset classes and jurisdictions: Grade A offices and logistics facilities in Singapore and Japan; hospitality and mixed-use developments in Thailand and Malaysia; emerging-market growth plays in Vietnam, Indonesia and the Philippines; and premium residential and commercial assets in Hong Kong and the UAE.

Underwriting criteria set out in the whitepaper include independent valuation by a recognised international appraiser, verification of occupancy and rental history for stabilised assets, technical due diligence covering structure and future capital expenditure, title clearance, tenant concentration limits, and a jurisdictional legal opinion on the enforceability of each SPV structure.

Regulatory approach

Applicable regulation differs by market, and $AET intends to structure every offering in accordance with the relevant jurisdiction, supported by local legal opinions and placement agents where customary. In Singapore, the whitepaper identifies the Securities and Futures Act and the MAS Payment Services Act, with private placement exemptions for accredited and institutional investors as the working basis. In Japan it points to the Financial Instruments and Exchange Act and the Financial Services Agency’s digital securities rules. In Hong Kong it cites the Securities and Futures Ordinance, a professional investor offering, and VATP licensing under review by the SFC.

The project positions itself within a region where regulators are actively building frameworks for tokenized securities, including MAS Project Guardian in Singapore and tokenization work led by the HKMA in Hong Kong.

$AET is not offered to “U.S. Persons” as defined in Regulation S, or to residents or nationals of comprehensively sanctioned jurisdictions. Every page of the whitepaper carries the same restriction.

Status and roadmap

The project is at concept stage. Its first phase covers finalisation of the legal and regulatory framework, KYC/AML vendor integration, smart contract development and audit, and origination of the first asset pipeline. A pilot issuance of a single Grade A asset to qualified investors, together with a beta platform launch, follows as the next milestone, ahead of further issuances across additional asset classes and jurisdictions, the first quarterly distribution cycle, and an investor dashboard.
